A few simple rules
- The apartments are prepared for arrival by a professional management company and checked and documented after departure. Please note that check-in is from 4 p.m. and check-out is by 10 a.m., otherwise the proper condition of the apartments cannot be guaranteed.
- Outside, video cameras monitor what is happening around the house 24 hours a day. By booking, guests agree to the recording and evaluation.
- We ask that you leave bicycles in the bicycle racks provided and winter sports equipment in the ski storage room in the parking area. Please do not carry ski boots, bicycles or sports equipment into the holiday apartment.
- Be considerate of your neighbors and keep noise to a minimum between 11 p.m. and 8 a.m. and between 1 p.m. and 3 p.m.
- Pets are not allowed.
- Smoking and holding parties or events is strictly prohibited.
- If you drive an electric car, a 22KWh CCS2 charging station is available – charging current is billed for a fee of 50c/KWh according to actual consumption, the nearest public charging station (Tesla and other providers) is 150 meters from the chalet.
- Before checking out, please tidy up, wash the dishes, dispose of the rubbish (including bottles, packaging, etc.) and empty the refrigerator, otherwise an additional cleaning fee must be charged based on the effort involved.
- Damage can occur during a stay; if damage exceeds the minor damage limit, the landlords reserve the right to charge the repair via the deposit or any additional amounts based on the effort involved.
- The landlord cannot be held liable for malfunctions and defects, such as lack of electricity and water, internet, technical defects, etc.
- No guarantee is given for errors or mistakes in this list.
Things to know
Check-in and check-out
- For guest registration, we will send you the Bad Kleinkirchheim municipality form before your arrival. Please fill it out completely and correctly.
- We will send you the access code for your apartment after we have received the full payment and the completed registration form. You can also open the electronic door lock using your smartphone and the NUKI app.
- This PIN code / electronic key is valid for your stay and until 10 a.m. on the day of departure.
- Please note that check-in can take place from 4 p.m.; we cannot guarantee that cleaning will be completed before then.
- Check-out: please leave the apartment by 10 a.m. – your PIN code / electronic key will no longer lock after that!
- Arrival is also possible on public holidays.
- The minimum stay is 4 nights and in some periods such as mid-August (Ferragosto) / Christmas, New Year and ski holidays a minimum stay of 7 nights is required.
Fire protection
- In all chalets there is a fire extinguisher:
- in the Heart Apartment it is located in the closet of the room on the ground floor.
- in the Star Apartment it is located in the laundry room next to the living room.
- in the Flower Apartment is located by the staircase landing.
- The fireplace is cleaned by the management after each stay.
Security deposit
- A deposit of €300 is required upon booking. This will be refunded no later than two days after departure, provided no damage has occurred.
Extra
- The tourist tax is mandatory and will be charged with the apartment, it amounts to €2.70 per day per person (except children under 16 years).
- The final cleaning (€150) will also be charged together with the accommodation price.

Payment must be made at least 30 days before the arrival date. It is your responsibility to ensure that payment is received on time, otherwise your booking may be cancelled. The minimum stay is 3 nights and in some periods such as mid-August/Christmas-New Year’s Eve and New Year’s Day a minimum stay of 7 nights is required.
Our cancellation policy:
- up to 30 days before the arrival date 50% of the total arrangement price
- from 30 days before the arrival date 100% of the total arrangement price
Included in the price:
The number of people booked (the apartments have 6 beds each). Children from 2 years pay the full price, infants up to 2 years are free – prices are based on 4 people paying full price, for fewer guests the price for 4 people applies. On request a cot with bed linen can be provided for an additional charge of € 30.00. VAT, water, electricity and garbage collection fees, WiFi, Netflix for the main TV and the TVs in the rooms, satellite TV, bed linen, towels, tablecloths, firewood and a parking space are included in the room price.
The prices shown are only valid for DIRECT BOOKING – prices via booking platforms may be higher!
Cleaning protocol
Before you arrive, we use ozone generators to sanitise the air of the house. This UV-C sanitisation system eliminates up to 99.9% of viruses and bacteria and is completely safe. The washing machine and dishwasher will also be washed at high temperatures and all remote controls and keys disinfected. A Wintersteiger boot dryer with Sterex technology is available for all guests. Thanks to this system, bacteria, fungi, viruses and fungal spores are eliminated efficiently and ecologically with cold plasma.
